Could someone explain to me the differences between the two?

The owner owns the theater building itself. An operator is hired by the owner to actually oversee the day to day operations of it.If Of am / wrong, I am sure someone will correct me .

Focusing on Broadway, the owner is the physical landowner or, in some cases, the holder of a ground or spatial lease on/in which it has constructed (or reconstructed in some cases)  the physical theatre. The former includes, as an example, the big 3 landlord's standalones; the latter includes situations like the 42nd Street theatres as well as theatres within larger structures like the Marquis, Minskoff etc.There is a bit more of a hybrid situation with the Sondheim but RTC is considered both anyway. Away from Broadway there are situations where there is a contractual relationship between the owner and the operator under which the latter operates the theatre per terms. I don't know of a situation where a person "hired" (which to me connotes employment) as opposed to contracted to run a place is viewed as the operator but as always there are no rules.
