The owner owns the theater building itself. An operator is hired by the owner to actually oversee the day to day operations of it.If Of am / wrong, I am sure someone will correct me .

Focusing on Broadway, the owner is the physical landowner or, in some cases, the holder of a ground or spatial lease on/in which it has constructed (or reconstructed in some cases) the physical theatre. The former includes, as an example, the big 3 landlord's standalones; the latter includes situations like the 42nd Street theatres as well as theatres within larger structures like the Marquis, Minskoff etc. There is a bit more of a hybrid situation with the Sondheim but RTC is considered both anyway. Away from Broadway there are situations where there is a contractual relationship between the owner and the operator under which the latter operates the theatre per terms. I don't know of a situation where a person "hired" (which to me connotes employment) as opposed to contracted to run a place is viewed as the operator but as always there are no rules.
