GREASE Tickets for Sale

I hope this hasn't been posted about before and I didn't look through the 'search' option for it so please don't get on my arse about asking:
How the heck is Grease is able to sell all these tickets without even having a theatre yet? I was looking through the telecharge tickets and they have exact seats and everything, but how are they able to do this? What if there is no theater available for them(pretty unlikely)? I know that they have about a $2 million dollar advance, which is pretty damn good.
Are they waiting for Legally Blonde to be a flop to move into the Palace?

Brooks Atkinson after MOON unless BLONDE flops is the word.

It is nice how they are hoping Blonde will flop...because their tv show is going over so big.

The TV show isn't doing too horrible, granted it is just one big publicity stunt. But selling $2 million dollars worth of tickets in just a few days after being released is somewhat of an accomplishment.
