Summer Theater Uses on Long Island

I'm hoping someone has a creative idea for me. I'm the Executive Director of a 425-seat theater in Port Washington - about 25 miles from NYC (30 minutes from Penn Station by LIRR). We have a full season of programming of our own and a very active theater rental program throughout the year, but then our theater is very inactive during the summer. I'm anxious to connect with someone who may be looking for a very cheap place to hold rehearsals for a play or to tech a show so our theater can remain vibrant year round. It would be a great place to rehearse and then open for "suburban testing" at the end of a summer before bringing a show to NYC. Any/all ideas appreciated!
