for the "longest" running show, do they include the preview period?

Technically I don't think the previews count. They are only supposed to start counting from opening night. (This is why most stats will give you the total preview performances AND the total actual performances.)

so when a show celebrates a certain anniversary do they go by the opening date?

Yes. Phantom's first preview was Jan 9th of 88, but they wont be celebrating the 18th anneversary until the 26th, which was opening night.

It still boggles my mind how perfectly their Record Performance landed on their First Preview 18th Anniversary. Must of been the magic of the Majestic. :)
