Theater rental ideas - need help

I am the Executive Director of a not-for-profit community center on Long Island that houses a 425-seat theater. We have an active program of our own 9 months a year, and rent the theater on a regular basis during that time as well. However, July and August, our beautiful theater is vacant.

I'm hoping to find a win-win situation where a group may be interested in finding very affordable rehearsal space and possibly tech their show on sophisticated audiences. Does anyone have any ideas/leads where I can go to post my rental availability?
