Those theaters have different contracts with the League.

I don't understand why Mary Poppins is under a different contract than Lion King & Little Mermaid?

The Disney shows aren't uniform. They have one producer (obviously) but besides that, they're independent from one another.

Disney is just the producer of those shows, NOT the owner of any of the theaters in which they play. The strike is with certain theater owners, not the producers. The Minskoff and the Lunt-Fontanne which house THE LION KING and THE LITTLE MERMAID, respectively, are owned by the Nederlander Organization which is part of The League of American Theaters and thus part of the strike (The Nederlander locked out the union in a show of solidarity with the other two big theater owning companies involved here - The Shubert Organization and Jujamcyn Theaters; all three have expired contracts with the union that have to be renegotiated and agreed to by both sides before the strike can end).

The New Amsterdam is owned by the city and state of New York which leases the theater to Disney Theatricals and since the city and state have their own separate agreement (which is still valid and unexpired) with the stagehands union, MARY POPPINS is still open.

Helen Hayes-Independent Theatre-Xanadu
American Airlines-Roundabout-Pygmalion
Studio 54-Roundabout-The Ritz
Vivian Beaumont-Lincoln Center Theatre-Cymbeline
Biltmore-Manhattan Theatre Club-Mauritius

All of these theatres (including the New Amsterdam) have separate contracts with Local One.

It's not like you can just buy a theater from Theaters are Us Those houses are crown jewels and don't often go on the block. In fact, there's been more money spent recently creating theaters, hasn't there? (Just a shot in the dark, but I seem to remember all the work on 42nd Street.) Disney may not have been able to buy a theater it wants. Who wouldn't want to own The Majestic or Imperial but you'll never, no matter how much $$$$ you have pry them from their owners.

But their shows aren't "in the hands of someone else." They still have total control over them, they're just renting the theaters Little Mermaid and Lion King happen to be housed in.
