I had a friend once who was going to buy an apartment. He asked if he could spend a weekend in it beofre his final decision. Luckily he did because across the street what appeared to be a senior center by day turned into a night club at night. So you may want to visit the area you choose in the evenings.

One smart thing to do is to hang out by the apartment and ask people who live there (approaching them carefully, saying you are thinking of renting there) what they feel about the place. I did that when I purchased my apartment and have since then have been approached by people who are looking to rent and buy in this building.

In Manhattan? Of course while your friend was spending the weekend (really?) anyone with a check in hand can take it right from under him. The whole story is weird, no?

You keep asking questions that only you can answer by talking to those in the building, consulting with a broker or trusted advisor/friend, and actually staying in or at least visiting the apartment and its surroundings.
