Titanic with a boat that floats over the audience.
The Last 5 Years with a real time machine.
Angels in America with a real angel from heaven.

Tim Burton's The Nightmare Before Christmas.
Between the sets, the costumes and getting Danny Elfman to compose more score for it to expand it past an hour's length, it'd take most of that $65 million.
