McDonalds did just fine there. They didn't close that location due to lack of business. The elected to close it after opening the newer, bigger, more modern location on 45th.

mcdonalds is opening up right down the street on 8th avenue.  Where duane reade used to be.  Right across from port authority adjacent to the smashburger, chic fil a, 7/11 situation.
