Well, this is a really nice townhouse - an end unit in a gated community with a lake . . .

A small house would be at least 150,000 more (in a decent neighborhood).

LA real estate prices are crazy (but not as crazy as NY or SF).

You don't need a lawyer here for closing - and the listing agents are actually friends of the family. They let me take a look before it was listed in MLS, and have already mentioned to the owners that if they get a sale without another agent involved, that they would be will to perhaps adjust how much they get in order to make the sellers whole.

So, I am making an offer with no contingencies which hopefully will be enough to have them consider it.

There is one good thing about living in the same town for a long time - everyone knows you or your parents.
