And, I have done some real estate work in the past, and have a couple of friends who have as well, and though the rule of thumb is that a lawyer who has himself/herself as a client is a fool, I think I will have gotten it covered.
And the truth be told, if the selling agents screwed me over, a large population of the community they live in would know, because they know my family - so I am not worried about it on that end. I actually know about 15-20% of the 210 families there either from Temple growing up, or city stuff when I was younger (my dad was on the city council for about 16 years).
It is kind of funny, I was talking to the selling agent - who has to stay neutral in the whole thing, but they did say to me the last thing they would want to do is sell the wrong place to "Andy's Daughter [my mom] - they would never live to hear the end of it."
The inspection, (if they accept my offer, which they probably won't), well, that is another issue.

Our lawyers are too busy chasing ambulances ....
Most of the clauses now are so standard, and the disclosures so detailed, that there is not much for anyone to do - other than to make sure all of the qualifications are provided for in the form document.
Here, no lawyers is needed to close the sale. And, there is no obligation to sell even if you get a full price offer - the seller can still walk away.
Just a different way of doing it.
