I don't know anything about how theatre rentals work, but I would guess that a show's gross doesn't really impact how much the theatre operators make, does it? Seems like paying to use the theatre would just be a constant amount of money, which would be part of show's the weekly running cost.
Please correct me if I'm wrong; I would love to learn more about this process.

The lion's share of the revenue to the theatre owner is percentage rent. That is why there are stop clauses in all of the agreements-because the owner needs to be able to kick a show out if it is underperforming. As long as you're learning, the agreements are not actually leases; they are license agreements. It's too complicated to explain why that is here, but suffice it to say it works to the owners' advantage.

You are correct, the rent is the same. But, sometimes the theater owners put some money up to invest in a show, and therefore are producers. Not sure if that's the case with the Nederlanders, but I'm sure it's nice to have 3 giant hits that won't be closing in the foreseeable future.
Just wish they'd build some new theaters on Broadway.

I've never seen a Broadway lease. But I would make an educated guess that every Broadway landlord has a financial interest in "the gate."
I have seen (and drawn) many commercial leases, and in many. many business settings the landlord gets part of the gross receipts. This is common in shopping malls, for example. The landlord has the right to install (and in some cases even operate) the cash registers. (Some smaller businesses "fight back" by working out an "open till" and not recording all the transactions.
Of course, considering the transparency of Broadway sales, I suspect that's not a problem on Broadway -- now that I think of it, I'd guess that the landlords run the box offices from start to finish, no?

JBroadway - Just to give you an idea, I currently have a show in a Nederlander theater, and our agreement is $10,000 fixed rent, and 5% of the net box office receipts (which is gross box office minus taxes). Most theatre owners also include a kicker than increases their gross if the show runs a certain length (mine increases to 6% after 6 months).
So, if a show is grossing 500k, the theatre gets 10k + 25k = 35k. If it is grossing $1m, the theatre is walking home with 10k + 50k = 60k (weekly).
All this to say, yes, the nederlanders ARE making bank :)
