I am really astounded to see Bye Bye Birdie, which was panned by the critics, get a near sell out, but the critically acclaimed Finian's Rainbow is 3/4 full, what is going on? Finian's Rainbow is playing in a bigger house (though I'm not sure how much bigger) than Bye Bye Birdie, plus there's less name recognition both with the show itself and its cast.
When I see the phrase "the ____ estate", I imagine a vast mansion in the country full of monocled men and high-collared women receiving letters about productions across the country and doing spit-takes at whatever they contain.
