What's Rent? Oh, my, a complicated question. It's people celebrating life in the face of death; it's art; it's passion; it's struggle; it's friendship; it's heartbreak; it's disease; it's wellness. And its the people involved in the show doing it for the sake of all this. For the sake of the message. It's the people in the show wanting to give us something bigger and better, not just another musical. .
So, in a nuthsell, my qualifications are talent, understanding, passion, hard work, and a strong desire to deliver a very powerful message.
What it is not is impassionate people working for their paycheck, phoned in performances, a complete lack of acting choices, playing for laughs, zero character development, pretty faces with pretty voices simply singing pretty songs prettily, and a lack of a desire to fully understand the piece and the weight of its message and emotional power and instead assuming one knows all about that.
And as Emcee said, yes you SAW Rent. You saw the music, dialogue, and staging of Rent, but you didn't see the spirit of it. And ALSO as Emcee said, there HAVE been people post OBC who are perfectly capable of bringing on the magic.
Edit: My apologies for having serious issues with being as concise as Emcee and Lea, LOL.

"The problem is people are actually walking out thinking that what is going on at the Nederlander these days is Rent. But it's really not. "
I do agree. What exists now is merely a ghost of what was once RENT. The framework is there but the heart and soul of the show, what really made RENT pop and sparkle, what made it a phenomenon back in '96, is gone right now. And it's hard for people to understand who weren't there in '96, who only really know RENT as it is today, but there is and can be so much more behind that show.
