I agree, why do two? Wouldn't it make more sense to just do one, so the sales don't conflict?

They won't necessarily conflict. The cast album doesn't usually drop from a show until a good few months after it opens even if it's recorded soon after.
Or am I totally wrong in thinking that?
Has this been done before? A concept album so near when the show opens (in fact when it's been in previews for a month already)?

Starlight Express had an OLCR recording long before they made the pop album.

I love the source material. And I have high hopes for the show because I love Diane Paulus. But these two songs, in MY opinion (not yours, BUT MINE) are dreadful.

I love the songs but agree - Matthews performance is nothing compared to Jordans....

Yes - Frank Wildhorn's "The Civil War" released a concept album (a great double-disc studio recording with an orchestra of over 50) with stars from country, pop and Broadway worlds (from Hooty and the Blowfish to Patti Labelle to Trisha Yearwood to Betty Buckley) in a similar fashion to this one. Maya Angelou and Charlie Daniels also appeared on the album in speaking roles.
It was released about a month before previews started, after its try-out productions. A cast recording was to follow, but the show flopped and the plans were scraped.
