Phantom is a terrific show. Why would you guys say its overated?

I think The Producers is a bit ovverrated. When I saw the show very early in the run with Lane and Broderick, I thought the show was cute bit not mind-blowing. I just don't get the lines around the block for tickets.

Phantom is more about spectacle than anything else. I haven't seen it done by a community theatre at all. I don't think it could survive without all the bells and whistles. I have seen Les Mis be amazing in a community theatre and well under budget too. It was about the story not about spectacle. If someone can pull off Phantom on such a small scale, I say bravo to them, but I personally can't see how it is possible.
