Ideally it would return to being a musical theatre house again, as it was when it was built as The Hammerstein. Sadly, Broadway does not have many good big musicals anymore, many shows open and close at losses, so many theaters are empty right now. Sadly, it will probably not become a legitimate theatre again.

I feel like it could be the perfect spot for another "Hudson" type theatre. One where a decent size production can go, but have it be a mid size so all those high profile, celebrity shows can go there too. I feel like that is the model recently, and there isn't enough theatres like that

It all depends upon who the owner is. Right now the Hudson is continuously booked because it is owned by ATG. There are other mid-sized theatres owned by other entities that are not frequently booked and sit empty for extended periods.
