I saw that show 2 times. I LOVED it.
I say The Lion King he'll probably enjoy that one a lot.
If not go for Mary Poppins.

See B&tB since it is closing soon. It is an extremely magical and touching show and you will not get the oppurtunity to see it again. You can see the other shows anytime, this is a once in a lifetime chance.

I'd suggest The Lion King. The enthralling staging is a great introduction to the theatre.
Although you didn't list it, Mary Poppins is fantastic.

Tarzan - Cross it off your list. It is completely awful
B&TB - It's closing, is it of sentimental value to you?
Lion King - It's fine
Mary Poppins - A fantastic show! I would highly recommend it!
Why don't you take a twelve year old to something more engaging than disney, like The Drowsy Chaperone or Les Miserables?
My own well known biases aside, for a 12 yr old boy, I'd have to go with Tarzan. Beauty and the Beast will likely be seen as 'too girly' as may Mary Poppins. Lion King is fun but may be a little too 'conceptual'. Most importantly, of the several young men I know who have seen both LK and Tarzan, most just liked Tarzan better. Of course, it's not really scientific when you phrase the question as "Hey, would you like to see Tarzan and hit the M&M store again or go see Lion King and then cut my lawn after?"
Seriously, though, if he's a mature 12yo (and they ARE out there), I wouldn't rule out Les Mis.
On a side note, I've been known to be wrong. I remember dragging my S.O. to see Beauty and the Beast the week it opened because we were convinced a Disney musical wouldn't see a second month. We were, happily, wrong. Too bad we were right about Legs Diamond...

I would go for Mary Poppins over the others. Beauty and the Beast is forgettable but adequate - it may not exactly bowl over a young boy. Tarzan may appeal to him more with its effects, but that may be a bit of an endurance test for you, as I think it has very limited appeal for the adults. I went to see The Lion King with some other adults and a gaggle of children and we all despised it. Contrary to what critics and die-hard fans insist, it did not hold their attention at all and it was a real torture test to try to calm them down through the whole thing - and our party was not the only one having this problem! Mary Poppins may not seem appropriate for a young boy, but it has enough effects to appeal to their eye and both the songs, dancing and cast are strong enough to hold onto them and still have some interest for the adults with them.
A 12 yr old boy might appreciate Lion King better, but Beauty and the Beast is closing in July.
Have you thought about asking him? Or is it a surprise? If it isn't try asking him.
