They'd probably be waiting forever. Let's be realistic: The title does not carry ANY weight; the producers and director are relatively inexperienced; and they obviously could not secure stars (no, these names are not selling tickets en masse). The theatre owners probably said "we're not going to give you a house for this." So it was a matter of finding an off-Bway venue or a LORT theatre. The Apollo at least adds a layer of interest to the play, and there's a higher likelihood of reaching a black audience uptown.
