I think that the greatest and near perfect choice would be Kristin Chenoweth. In my opinion, she is the most supremely talented Broadway actress there is today. She is so very funny and has great dramatic chops. Her singing voice is extraordinary, and she has far more stage presence than all of the aforementioned actresses for the role.
Although I will be happy to see Kristin in anything, I wish Apple Tree and Pirates talk would cease to pave the way for Poppins. But of course, this is my pipe dream.

In the books, Poppins is much older than that. It took a lot of convincing to let someone of Julie's age play the part.
Just wondering where that information comes from. I recall (and unfortunately, I'm not exactly sure where I got this from - possibly on the special edition DVD?) learning that although the Disney people were nervous P.L. Travers wouldn't approve of Julie Andrews's age, she (Travers) actually stated that in her mind, Mary Poppins was in her late 20's (as was Julie Andrews at the time, much to Disney's relief).
Okay I must be the only person here who thinks:
#1. Erin Dilly isn't that great of an actress or singer. She honestly didn't impress me in Chitty Chitty Bang Bang.
#2. Erin Dilly's British accent sucked big time.
Hate me for this but I can't help but think that.
Laura Benanti couldn't be more perfect for this show.
This would win her the TONY she deserves.

Marla Schaffel is the ideal Mary, in my opinion.
I'm really hung up on that early 20's thing too. I mean, there are plently of women in their late 20s, 30's and perhaps into the 40's who would be a great, youthful Poppins. I'm in my early 20's and unless they found someone both mature a la Benanti, who reads much older anyway, I think it would be pretty awkward.
I'm weird...I keep picturing Donna Lynne Champlin as Mary. I know, it seems out of left field, but the idea just won't go away.
I personally am hoping that Bea Arthur lands the role. She'll scare those children back into proper shape. And her rendition of Spoonful of Sugar would be timeless right along with Old Man River.
