Hello All,
I am looking for a list of every single theatre in New York that is considered off-Broadway (eligible for Drama Desks and whatnot) that also mentions if they are commercial or non-commercial and their seating capacities. Thanks.

I too would like to see this list, if there is even one.
Here are list of all the Off Broadway theaters. A list like that doesn't exist, so you will have to call them all individually for seating and commercial questions.

that list is way out of date and inaccurate as well. Some of the information is available from the off-Broadway alliance website. However, its list is far from exhaustive since it is limited to its members.

Also, any space in New York can become an Off- and Off-Off Broadway Theatre. For example, I'm sure The McKittrick Hotel (fictional name), home of the very popular, Sleep No More, isn't going to appear on anyone's list. I can think of other shows that are housed in unique spaces that will also not appear on any "traditional" list.
That's very true, and there are also venues that are not that unique and that are frequently used for off_b productions that are not "listed." (There is also a separate list maintained by the off-Broadway League but it also just lists its members.
