Not snarking, but - why? It's the Broadway Theatre District - there are plenty of non-Broadway theatres in other neighborhoods - Lincoln Center, The Public, The Atlantic, BRIC, BAM, TFANA, etc.; and in the future, there'll be The Shed and the WTC Performing Arts Center. Now that there's an almost empty lot at 8th and 45th-46th, why not build a theatre there, as planned? There's certainly a good argument for keeping a commercial theatre district in one (rather large) place - just like London's West End.
