Quite the opposite, in fact. One of them is bigger (and has been in the works for nearly 20 years), while the other is hardly surprising to anyone who has seen his favorite director of the moment in New York and London and heard what's next on his list.

New Cynthia Erivo-Led ‘Jesus Christ Superstar’ Spurs Huge Gains for Prior Cast Albums Through the Decades

The Billboard article illustrates another likely reason why ALW isn't gambling on an album. Yes, the contractual issues are a nightmare, especially if they're ironed out after the fact, but more importantly, revivals in particular are even less likely to be recorded because they compete with original cast recordings, which further cuts down the potential sales (or, in this era, streaming stats) of newer editions of the originals. In this case, he's leaving money on the table, but with the two other major opportunities for JCS coming up, he may see those as bigger sellers (and might honestly be right, from a business standpoint).

You got me totally puzzled with that first, 20-years-in-development one. Should I know what you're talking about? (Has it be heavily reported/spoken of over the years?)
The other...yeah...it is pretty obvious, isn't it? HAHAHA! (Wouldn't it be great if he decided to go all elaborate with the staging, since the show has been modern & stipped down for years, now! - I mean, it already has a shirtless guy with blood on him, as many have said! HAHAHA!)

Often enough that it would be familiar to JCS fans, not often enough for it to register with the general public. You'll hear about it this fall, if my sources (which are usually fairly reliable) are correct.

It would be, but in the same breath as he said he'd like to do JCS next in a recent interview, he also said that the Regent's Park production (which has since toured the UK, U.S., and Australia) had kind of stolen his thunder and done what he wanted to do, so I don't expect anything other than stripped-down will be his M.O.
