I don't think Pretty Woman is going to be a big enough show for The Simon anyway. I think the Nederlander would be a great choice. Such a great, perfect theater.

Not just that...it is so dreary and the street is still dreary, even with an expensive restaurant half a block down.
Re other posts, there is no way that the producers of Pretty Woman are going to allow it to open in the Nederlander. Starts with 2 strikes at the first preview. That I can recall, there have only been three hits there in 50 years...Rent, which was perfectly suited too that theater; Lena Horne, which was one of the sleepers of all-time (was that the only theatre they were offered??); and the RSC A Midsummer Night's Dream, one of the 10 - 20 best reviewed shows of the past 50 years in a limited engagement.
I saw War Paint 2 weeks ago...and my opinion remains the same.

Dreary? It's not the New Amsterdam, but I find it a very attractive, comfortable house since the restoration. It also has great sight lines. I always enjoyed going there, even back in the 70s and 80s when you were taking your life into your own hands.
That block is also not nearly as bad as described. The New York Times and Times Center are also there. The Nederlander is now surrounded on both sides by hotels, one newly built, and a bar. Aladdin spills half of its audience onto 41st Street. There are subway entrances at the Seventh Avenue corner, and foot traffic to and from the Port Authority.
Were I producing, I'd take the Nederlander over one of those two balcony playhouses, where you have 200+ difficult seats to sell a night. You want a location that might as well be on the moon? Try the Cort.
Begin at the beginning and go on till you come to the end: then stop.
