I actually love that it was 3 1/2. This is an old-school out of town tryout. They’re throwing everything against the wall to see what sticks before they make big changes. Seems like nowadays nobody wants to part with their material, so I like that Schwartz and co. aren’t precious and are willing to make those necessary changes. I wish them lots of luck!
First previews are traditionally crazy long as they want to try everything to see what works. Expect one heavy trim tonight - 2nd preview and more in the follows days/weeks.

There's a reason you very rarely see Broadway shows that have runtimes over 3 hours - it requires massive amount of overtime to be paid to all the crew, as per union rules. It raises the running cost of the show drastically.
Putting a curtain call pic in a spoiler box, in case anyone going to the show soon wants to keep the full mansion design a surprise until they can see it in person:

If I recall correctly, weren’t early previews of Wicked in SF over 3 hours? Listening to demos and cut songs of his over the years since Wicked’s debut has proven he’s more than willing to make drastic changes.

Just based on that one photo most of the large musical houses should be able to accommodate reasonably enough, and I assume large parts of this have been built to move. St. James or August Wilson IF they’re continuing to work with ATG. Lunt, Palace, Marquis, Shubert, Majestic, Imperial, Winter Garden, Broadway…etc etc etc
Maybe I’m just making things up but the set feels quite tall to me. I have trouble imagining it at the Winter Garden. But they know what they’re doing I’m not the expert.

Looking at the 5 Shubert musical houses (because those are the ones with readily-available theatre specs), there's only a six-foot difference between the Winter Garden (24' high) and the Majestic (30' high). The other three fall somewhere in between.
I think there's something of an optical illusion at the Winter Garden because the ceiling height of the auditorium is lower and closer to the top of the proscenium than in the other 4 houses.
But like I said above, idk what their plans are post-Boston.
(Dimensions viewable here on each house's page for those interested)

Last I heard, they were looking at early in the 2025-2026 season. But if it's a monster hit in Boston, I'm sure they'd want to ride the wave and try to maneuver in sooner. We'll see.
Have a very strong feeling this will take the Lunt or the Palace ... pending on the Success or lack there of with DEATH BECOMES HER & TAMMY FAYE. If this plans to open in the spring it would likely have it's choice between the tow houses.
There’s very little theatre availability this season. Most shows already announced are planning runs through Tony season and there’s several announced shows without assigned theatres. I doubt with the crowded Best Actress race Cheno wants to chance it anyway.

I get we love Broadway real estate and figuring out what show goes where. But we get in the same rut every time. The industry does not run on vibes. It runs on availability and what the owners offer.

I've heard the same about 2025-26, for what it's worth.
If that remains the case, it does little good to speculate what house they could play since we don't know what the landscape will look like a year from now, and we don't know what kind of landlord conversations they've had. Seaview obviously has a strong relationship with ATG and Shubert, and I assume Nederlander as well.
There are many different locations over the span of the show. Highly suggest watching one of the QOV docs to get an idea.
Very surprised that the first preview was three and a half hours. The last dress didn’t even hit three - it’s a funny show so maybe there really is an added 30 mins for audience reaction, etc?
