Though I think it's fantastic overall, Hamilton is exhaustingly overhyped and not without flaws (I think some of the lyrics are lazy).
Speaking of lazy lyrics, I'll never understand why Kinky Boots won best score (or best musical) over the work of genius that is Matilda, so I guess I think it is overrated.
The Lion King. It was beautiful during the Lebo M production numbers but, for me, fell flat outside of that.
Runner up would be Hamilton for me. Especially for the choreography. I found it repetitive and distracting. I enjoyed a lot of the music but overall it didn't blow me away. JMO
I honestly don't get the adoration for Dear Evan Hansen. I don't think the score is anything special and I thought there were too many plot holes.
And while not the most overrated of all time, I can't understand the success of Waitress. I like a few songs but overall I thought it was very mediocre.

Be More Chill is an overrated musical that had like a five day run at some random theatre in New Jersey but somehow became popular. It's really annoying because teenagers are acting like it's some Broadway musical and another regional theatre got the rights to it and is doing it and they're acting like it's a "revival" and people are buying tickets to go see it, even though it's at some random small theatre.
I’ve become to think Hamilton is overrated. Loved it the first time I saw it. Now I can’t even stand listening to the album.

Although I agree it's not an incredible show, I don't think some kids fawning over Be More Chill constitutes as it being "overrated." It only ran for a little bit in NJ and never received critical acclaim nor mainstream popularity even amongst the theatre crowd. I would say a small amount of popularity within its target audience is kind of just what the show and cast deserve and have rightly earned.
As well are we really discouraging people from going to see regional theatre? I'll give you that the misuse of the term "revival" is a little grating, though.
On Broadway now? I have no idea why Kinky Boots has been running for as long as it has been. I guess it's the drag queens. It's a boring story about a shoe factory... but there's drag queens, so "Oh! What fun!" It also has AWFUL lyrics (especially compared to Matilda, which it beat for best score).
Phantom is good, but 30 years? Nothing deserves that.
Also not a huge fan of Miss Saigon. That show is beloved by many and it's just SO poorly written and ridiculous. I think the review round-up this time was pretty on par for what I think of the show. Eva Noblezada is great, and basically the only reason to see the show this time around.
Of all time? Guys and Dolls. Why do people love Guys and Dolls? I just don't understand.

The only negative things were from people who didn't like the chosen subject of the show, for example that Kim happens to work as a bar-girl, they basically wanted to deny these people existed, or would rather see a story about something else, or they complained about certain standpoints of characters, for example that Chris sees himself "doing good", etc, which is all part of the struggle, confrontation, confusion and reality of the situation, time and war. Some reviews even said that America came across as the winner, haha, which is silly of course. I've never taken these complaints seriously as they are clearly not about the show, but about people's prejudice.
Also, not only Eva was praised, but also for example Jon Jon Briones.

I still consider RENT the worst thing I have ever seen on a Broadway stage. I felt trapped in the theater when I saw it, and had visions of myself crawling over people's heads in an effort to get out. Unfortunately, my son was with me when I saw it (he had fallen in love with the CD) and I couldn't leave. I later found out that he really didn't like it and would not have minded had we left at intermission.
I still think the death of Larson was what propelled it to fame. Had he lived to see its opening, I don't think it would have become the phenom that it did.

The reviews were definitely not all great, as a quick "Did He Like It" google will tell you.
Personally I thought Jon Jon Briones wasn't great, but I think it has less to do with him as it does with the character of the engineer being immensely annoying. Eva has such little reason to trust him for anything, but she does anyway, even though it's so obvious he's only out for himself (even if they took out his asides to the audience).
Also, I said in a thread the other day that America came across as a winner...... which isn't true, and admittedly I did that to get a rise out of people. However, I definitely think the writing to the whole show is really clunky, and leaves no room for nuance that its subject matter requires and that people seem to think it has.

Nothing does? Why? Overrated is one thing, but from Show Boat to Come From Away, as long as a show is selling, it deserves to run. That's just how business works. If you think no show or production in musical theatre history has even contained enough quality to sell profitably for 30 years, I do think that's oddly cynical.

Come From Away. It's a uplifting little musical in which we discover that people are nice, but musically and dramatically it doesn't hold a candle to the other original musicals this year IMO.

I think these discussions and opposite opinions about what happens in the show proves that they are walking a very nuanced line. The way they handle this line in the show is with great finesse. For every character, line or situation, reasoning can be discussed and viewed from multiple sides. That's the beauty of it.
