When I see the phrase "the ____ estate", I imagine a vast mansion in the country full of monocled men and high-collared women receiving letters about productions across the country and doing spit-takes at whatever they contain.

WICKED IS THE BEST THING TO HAPPEN TO BROADWAY IN THE LAST 5 YEARS and before you yell at me here is why. It has turned tons of people into theatre lovers, and made so many kids want to get involved in theatre
While Dirty Rotten Scoundrels has been my favorite show over the last 5 years, I'd have to say the best thing that's happened to Broadway in general has been Hugh Jackman's debut here 5 years ago. I can't believe so much time has passed and there are still no plans to bring him back!

Answering the question a totally different way, I'll say the best thing to happen to Broadway in the past five years is the internet. I know the internet has been around for longer than 5 years, but in the past 5 years we've really seen an increase in websites, journalism, the amount of information accessible, etc.
I think [title of show] is just one example of how the internet has had a major impact on the Broadway community. I think it really has helped musicals that aren't just movie musicals or jukebox musicals, etc. It has allowed for the hype to get bigger though a larger audience. Although these shows still may not succeed in the end, it's possible they wouldn't have lasted as long 10 years ago...
